<p>Real estate is a complicated process. The real estate contract  language is nearly indecipherable. The most important part of a real  estate transaction is the contract and understanding what it says and  means to an owners finances and titles.</p>
<p>Before even buying real estate property, there is the inevitable round of obtaining <strong><a title="Moving Quotes" href="http://www.movingquotes.org/">moving quotes</a></strong>,  utilities agreements, and occupation fees. To make things a little less  complicated and to give a consumer some knowledge of what the buzz is  about, there needs to be a few terms defined.</p>
<p>In real estate contracts, the word &#8220;able&#8221; appears. Able in this case  means a buyer who is ready and willing to obtain the necessary financial  qualifications for a purchasing agreement. A buyer does not have to  have cash, just permission from lenders or the ability to sell their  present <strong><a title="Real Property" href="http://realtygo.wordpress.com/2011/04/20/where-do-a-majority-of-buyers-and-leads-come-from-online-search-real-estate-agent-real-estate-yard-signageetc/" target="_blank">real property</a></strong>.  A back-to-back escrow is an account set up to handle the sale of one  property while another property is being bought. This mechanism allows  an escrow company to close the sale on one property and then immediately  apply the proceeds to the property being purchased. This account makes a  smooth transition in the transactions. A chain of title is the history  of ownership of a particular piece of property. It is important because  shows any possible legal issues pending, and if at any point the chain  of links was broken, then all titles from that point forward are not  valid. Ownership of the property has to be obtained by another route  called <em>a suit to quiet title.</em></p>
